Why Commercial Solar Owners Are Scheduling Regular Cleanings

For years, a lot of commercial solar owners treated panel cleaning as optional. The thinking was simple: it rains, the rain washes the panels, and the system keeps running. More owners and O&M teams are now putting their arrays on a regular cleaning schedule instead. Here’s why.

Soiling is a slow leak

Dirt on solar panels doesn’t cause a dramatic failure. It causes a slow, steady drop in production that’s easy to blame on weather or seasons. Dust, pollen, bird droppings, road film, and industrial grime all block light from reaching the cells.

On our solar panel cleaning page we note that soiling causes an average 5 to 7 percent reduction in annual energy production, and dusty sites or arrays near roads, farms, and trees often lose more. On a large commercial system, even a few percent of lost output adds up over a year, and it affects the numbers owners report to investors, tenants, and utilities.

Rain doesn’t do the job

Light rain often makes things worse. It wets the dust into a film that dries in place. Bird droppings and oily road grime don’t rinse off at all. Low-tilt commercial rooftops are the hardest hit, since there’s little slope to carry dirt away.

Cleaning helps you catch problems early

A scheduled cleaning is also a scheduled inspection. When a crew is on the array, they see cracked glass, loose wiring, animal damage, and debris buildup that monitoring data alone might not explain. Catching those early is cheaper than finding them after a failure.

What regular cleaning looks like

Most commercial sites do well with a recurring schedule set to their conditions:

  • Spring: after pollen season, which is the heaviest soiling period in many regions.
  • Late summer or fall: to clear dust and debris before shorter winter days.
  • Extra visits for arrays near construction, farmland, highways, or bird activity.

Scheduling around your site matters too. A good vendor works around your operations, tenant hours, and reporting calendar.

What to look for in a cleaning vendor

Not all panel cleaning is equal. Before you hire someone, ask:

  1. How do you clean? Look for purified (deionized) water, soft brushes, and low pressure. Avoid anyone using high-pressure washers or harsh chemicals, which can damage seals and glass coatings and put your warranty at risk.
  2. Can you handle my system type? Rooftop and ground-mount systems need different equipment and access plans.
  3. What do I get afterward? At minimum, before and after photos for your records.
  4. Are you insured? Commercial roofs and sites need a fully insured crew.
  5. Do you work with my O&M provider? Many owners want cleaning to fit inside their existing maintenance relationship.

How we do it

Sparkles Softwash cleans commercial rooftop and ground-mount solar with a deionized water system, solar-safe soft brushes, and low pressure. No harsh chemicals and no high pressure. We take before and after photos on every job, offer one-time cleanings or recurring service contracts, and we’re licensed and fully insured.

We work with solar installers, O&M providers, property owners and managers, and ground-mount and community solar sites in two regions:
